PAYMENT TERMS:
A Down Payment in the amount of $5000 and a signed Real Estate purchase agreement will be due within 48 hours of Auction Close. Balance due in 30 days of Auction Close or Before as set forth in the Real Estate Purchase Agreement. Down Payment must be made payable to "EDGE PROPERTIES TRUST". In the event the purchaser fails to close, the down payment will be retained by the Seller as liquidated damages.

BUYER'S PREMIUM:
There will be a 10% buyer's premium added to the high bid amount. The high bid amount plus the 10% buyer's premium equals the purchase price.

It is the purchasers responsibility to conduct his/her own independent inspections, investigations, inquiries, and due diligence concerning the property offered for sale. Taxes due and payable in the year of closing shall be prorated to the date of closing.
